Full-time Description
Performs mortgage loan support and audit functions in accordance with regulations, policies and established procedures. Provides exceptional service to internal and external members in alignment with the Credit Union's core values. Share loan expertise with peers, co-workers, and the Lending and Branch Operations Departments. Partners with the Mortgage Center to care for our members' mortgage needs.
Responsible for providing training and resource material for new employees as assigned and for the oversight or personal performance of some or all of the following functions of the Loan Service team:
Perform post-closing reviews of mortgage loans (including construction and vacant land), according to established procedures.
Scrutinize underwriting and appraisal for completeness and sufficiency of security, to protect the Credit Union's interest and minimize losses.
Ensure all required documentation is received and the mortgage loan is accurately booked on the iSeries.
Contact title companies or members to collect suspense documentation as needed.
Process or review interest rate adjustments, modifications and subordinations.
Perform mortgage loan corrections and adjustments on member accounts.
Manage mortgage insurance claims process.
Oversee Property Tax Service.
Oversee Flood Insurance Coverage program.
Oversee all facets of mortgage loan servicing (tracking, reports, HELOC review, suspense, releases, payoffs, etc.).
Develop and maintain strong relationships with internal/external members and third party vendors.
Participate in projects, procedure development, and training relating to mortgages or consumer loans.
Develop, document, and/or update Loan Service team mortgage procedures.
Monitor adherence to or changes in mortgage regulations.
Identify areas for improvement in efficiency and make recommendations to management.
Identify knowledge gaps and be willing to provide training and resource material as needed.
Provide superior member experience by actively listening to and assessing the needs of the member, identifying and recommending solutions, and referring members to the appropriate person or department.
Ensure that member and Credit Union information is treated with the utmost confidentiality and security to support the Credit Union's core purpose of being “our Members' Trusted Partner for Financial Success”.
Perform other duties as assigned by management.
Requirements
Experience and Knowledge:
Minimum 6 months' experience working with consumer and/or mortgage loan products and documentation.
Exceptional knowledge of mortgage/consumer loans, loan documentation requirements, pertinent regulations and other financial services.
Thorough knowledge of Credit Union products and services, features, and benefits.
Proficient in the use of personal computer applications (i.e. Microsoft Office products and the Internet) and in-house software. Demonstrates ability to learn new software and troubleshoot existing software.
Education:
High school degree or GED equivalent, or more than 6 months' direct experience

OVERALL JOB PURPOSE
Performs clerical and loan processing duties related to Indirect Lending. Processes indirect loan documentation, funds dealership contracts for new loans, and works with dealer business offices to ensure contract payments.
DUTIES AND RESPONSIBILITIES
* Processes loan paperwork, reviews loan documentation for completeness, and ensures funding of contracts meets turnaround time.
* Audits and processes all indirect loan contracts.
* Works with dealers' business offices to ensure the Credit Union is updated on funding changes and resolves any contract errors.
* Inputs indirect loan applications received by fax into computer system.
* Reviews loan packets for relevant and related documents that may be missing.

* Maintains positive and professional relationships with dealer contacts, promoting Sandia Area and its Dealer Finance Program in a positive manner.
* Completes verification of employment and conducts customer interviews as necessary.
* Updates member account information as requested from members.
* Prepares reports in a timely and accurate manner including but not limited to: monthly volume reports and indirect activity reports.
* Reviews funding reports daily to ensure loans are processed correctly before sending ACH funds to the dealerships.
* Ensures Indirect Lending Supervisor is kept fully informed of department activities and of any significant problems or concerns.
* Retains an overall knowledge of all areas of the Credit Union. Responsible for learning new products the Credit Union offers, attending staff trainings, and remaining informed of changes in Credit Union policies and procedures.

About Our Opportunity
The Rural 1st Loan Officer (RLO) is a sales position primarily responsible for building relationships with business contacts and customers in the consumer market segment. The RLO will use his or her knowledge of the consumer marketplace, products and finance to fully understand the customer's or prospect's business and personal plans and then market the Farm Credit Mid-America/Rural 1st financial services that best meet the needs.
