We are looking for a Mortgage Loan Processor to join our team! This position is responsible for processing mortgage loan applications from contract to close, ensuring each file meets investor, federal, state, and company-specific guidelines. The ideal candidate is organized, communicative, and experienced with ARIVE, Encompass, or a similar loan origination system (LOS).
What You'll Do:
Collect all necessary documentation from initial loan review through closing/funding.
Review loan files for completeness and accuracy in accordance with investor, agency, and compliance requirements.
Validate borrower information including credit, income, assets, employment, and property details.
Order and track third-party services such as appraisals, title, homeowners insurance, and verifications of employment.
Maintain consistent communication with loan officers, clients, title companies, and other parties throughout the process.
Prepare and submit files for underwriting and respond to any conditions or follow-up items as needed.
Provide regular status updates to borrowers through calls, texts, or emails to ensure a clear understanding of the loan timeline.
Ensure final documentation is accurate and prepared for a smooth closing and funding process.
Use ARIVE, Encompass, or similar LOS to manage files and maintain up-to-date notes and document uploads.
What We're Looking For:
High school diploma or equivalent required; college degree preferred.
2+ years of mortgage loan processing experience.
Proficiency with Encompass, ARIVE, or another comparable loan origination system.
Solid understanding of FHA, VA, Conventional, and other loan program guidelines.
Strong working knowledge of federal and state regulations applicable to mortgage lending.
Excellent organizational and time-management skills with strong attention to detail.
Outstanding verbal and written communication skills.
Ability to thrive in a fast-paced, deadline-driven environment with a team-first mindset.
Ability to work standard business hours, Monday-Friday, in the Austin office or hybrid setup as applicable.

Full-time Description
The Loan Servicing Specialist's primary responsibility will be to ensure that each loan is compliant with the loan's Credit Memo, SBA Authorization and the SBA's SOP for the life of the loan and complies with Gulf Coast Bank & Trust's internal loan requirements.
Responsibilities
Mailing of possessory collateral timely on paid off loans.
Preparing mortgage releases and affidavits on lost notes as necessary.
Oversee the file room and proper recordation of files checked in and out.
File items received from lending staff in the credit and collateral files or imaging system.
Pull and re-file loan files for audits, research and lenders as needed.
Administer the archiving of older loan files.
Answer telephone calls from internal and external customers.
Research and resolve internal and external customer issues promptly.
Process loan payoff requests within Bank established guidelines.
Working of loan transactions that have not posted on the core system daily.
Evaluating insurance reports from external tracking vendor to ensure compliance with Bank policy and accuracy of data being reported.
Force place flood and hazard insurance as necessary.
Evaluate reports from property tax vendor to ensure accuracy and force place as necessary.
Disburse escrow payments as required on loans in the portfolio.

Position Summary
Ensure the timely and accurate packaging of all loans originated by Mortgage Loan Originators. Gather required information and ensure loan documentation is complete and accurate.
Essential Duties and Responsibilities
Review initial loan approval and incoming loan documentation and work with borrower to gather appropriate documentation.
Perform welcome calls with borrowers within department timeframes.

Position Summary:

Responsible for reviewing all collateral-related due diligence, including but not limited to all third-party reports, property insurance, including general liability and flood if applicable, leases, estoppels, SNDAs, security agreements, borrowing base certificates, accounts receivable, brokerage statements, etc.
Correspond with attorneys, title companies, insurance companies, and various other outside entities to obtain necessary documents and coordinate closing schedules between related parties
Responsible for the preparation of closing documentation, which includes in-house document preparation on the Laser Pro system and engaging attorneys for larger or more complex business loans, C&I, commercial real estate, and interim construction loans
Communicate with internal lending staff to obtain the deal structure, loan terms, fees, and expected closing date

QUALIFICATIONS:

In the Mortgage Processing and Service role, you will play a key role in the following:
Mortgage Loan Processing: To effectively process all mortgage loan applications and related documentation with precision and efficiency.
Escrow Accounts: Ensure the administration of escrow accounts for all mortgage loans by processing property tax and insurance payments on or before their due dates.
Mortgage Member Services: Achieve exceptional delivery in mortgage servicing by ensuring all member requests, including ARM (Adjustable-Rate Mortgage) notifications, and loan payments.
Interim Construction Services: Precise management of interim construction loan disbursements.
Mission for Mortgage Processing and Service: To uphold the highest standards of accuracy, compliance, and service by maintaining precise escrow and insurance records, ensuring adherence to regulatory requirements, proactively supporting real estate portfolio growth, and enhancing the member experience through strategic product and service recommendations.
Mortgage Processing and Service Performance Outcomes:
Maintain an average loan processing cycle time from application to closing of 30 calendar days or fewer, in accordance with established organizational standards and industry best practices. Performance will be systematically monitored on a weekly basis through loan origination system reporting, with formal evaluations conducted by management during monthly performance reviews.
Maintain a loan file accuracy rate by proactively submitting complete, accurate, and fully documented loan packages by reducing underwriting rework requests by at least 20%, measured by a decrease in file touches and documentation-related returns. Performance will be assessed through monthly quality control audits, underwriting feedback, and internal reporting systems.
Maintain an escrow management accuracy rate of 98%, and achieve full compliance with regulatory requirements, as confirmed by metrics evaluated on December 31, 2025, to support exemplary loan servicing and customer satisfaction.
Ensure 100% of closed loan files are scanned and uploaded to the core system within 10 days of closing, consistently over 2025.
Increase the number of loans processed annually by 25%, from 52 to 65 loans, by the end of the next fiscal year, as measured by the total number of applications processed and successfully closed.
Compensation and Position Classification for Mortgage Processing and Service:
Pay Rate: Hourly, Non-Exempt - $16.00 per hour DOE paid biweekly, plus eligible for Monthly Incentives,
Scheduled Hours for Mortgage Processing and Service: 8:00 AM to 6:00 PM Monday, Wednesday - Friday and Tuesday 7:45 AM - 6 PM, occasional Saturdays if business needs require.

Education:
A high school education or GED.
Experience:
